Sometime, within the next 1 1/2 - 2 years, Kaber and I will be moving to Utah. We're very interested in either the Moab or Monticello areas; more Moab though because he has family and friends there. In case you've not visited that area, here's some information: www.moab-utah.com/

I can't believe that plans are moving along as fast as they are. We already have a realtor here and in Utah; using ReMax. We've looked online at potential homes in Utah, so the realtor there knows what we are interested in. Our realtor here would like the house in Lancaster ready by April for appraisal. *throws paint brushes at Kaber and son* She says it will go on the market in June, with an understanding to the buyer that it cannot be sold until we have a home bought in Utah. ReMax is one of those realties that specialize in relocation. Now only if my nerves can stand the strain.

LWW ... if you want an extra set of hands to help with getting the house ready for the appraisal ... just let me know. I would be normally available to assist on Saturday afternoons after 1:30 PM. We can talk more about this on Saturday the 26th when I show up for gaming.

But I'd still love to see you before we head out west. BTW, we still have two of your games...any spare time to come down and pick them up?

So sad to hear that you guys could be gone by the end of summer.
My tips for selling a house: 1. Paint every room with soft neutral paints. 2. Light! By the grace of Pelor let there be Light...err sorry 'bout that. Light makes things look friendly and inviting. 3. Declutter, I'm not sure if that is a word, but only have the essentials in the house. Buyers want to see the house not the stuff you have all over the place. 4. Bathroom(s) must be sparkling. 5. Yard, well kept grounds are pretty important for people with kids. 6. Put away any religious or sensitive materials. They can be a put off for some buyers. 7. Have your realtor print pampflets highlighting the house. 8. In your particular case I'd find someplace else to stow away the pets. Lots of people have pet allergies and the smell of a litter box or dog food can be a deal breaker. 9. This one is obvious but CLEAN CLEAN CLEAN. For some reason buyers don't like dust, dirty floors and carpets. 10. Set a budget. Spending some money to improve the above points will net you a higher price. 11. Do not pay the realtor more than 1.5%. Remax agents can set their own fees so everything is negotiable. We paid our realtor 1.2% when we moved to PA.

Thanks Pigdish. Remax had the same info on their website too. Once we get most of the personal stuff packed up, we'll be able to manuever around the rooms for painting which can be boring. We decided to stick to white walls and ceilings, but keep the light blue trim; two simple colors.
The really big job will be cleaning out all the various gardens outdoors. I really let them go, and it doesn't help that the neighbors on the three sides ignored all the weeds growing behind their fences and bushes, allowing them to spread onto our property like...well weeds.

Yeah, since we moved into this house we have been fighting to gain control our yard.
Oh, I forgot to mention that we were looking into a trip out to Moab just the other day. It is a Disney family vacation company.
